Pressure Washing
Full exterior pressure wash 24 to 48 hours before painting begins. Surfaces need time to dry completely before we prime or paint. This step alone is why cheap paint jobs fail early.

Prep and Repair
Caulking, patching, sanding, wood replacement, primer on bare or stained surfaces. Prep is 60 percent of an exterior paint job. If we cut corners here, nothing after it matters.

Paint Brands We Use and Why
For Florida exteriors we primarily use Sherwin-Williams Duration, Emerald Exterior, and Resilience. All three are rated for high UV exposure and humidity resistance, which is what Florida sun demands. Standard “exterior paint” without those ratings fails years earlier here than in any northern climate.
For stucco specifically, we use elastomeric coatings from Sherwin-Williams (Loxon). These coatings stretch with the wall through Florida temperature cycles and keep hairline cracks sealed against water. Regular exterior paint over stucco is one of the fastest ways to end up with peeling and cracking within three years.
For metal railings and iron we use rust-inhibiting primers under corrosion-resistant topcoats that hold up to Florida humidity and rain-driven rust.

How often should I repaint my Florida home's exterior?
Most Florida homes need an exterior repaint every 5 to 7 years, depending on sun exposure, quality of the previous paint, and how well the prep work was done. Homes with full southern or western exposure often need repaints closer to every 5 years. If you see chalking (powdery residue when you wipe your finger on it), fading, or peeling, it's time.
What kind of paint holds up in Florida humidity?
Not all exterior paint is created equal in Florida. We use products specifically rated for high UV exposure and humidity resistance: Sherwin-Williams Duration, Emerald Exterior, and Resilience. For stucco, we recommend elastomeric coatings that stretch with the wall as it expands and contracts.
How long does exterior painting take?

Do you pressure wash before painting?
Yes. Full exterior pressure washing is included with every project. We do it 24 to 48 hours before painting starts so surfaces have time to fully dry. Painting over dirty or damp surfaces is one of the biggest reasons exterior paint fails early.
Do you paint stucco?
Yes. Stucco is one of the most common exterior surfaces we paint in Central Florida. On most stucco projects we use elastomeric coatings because they stretch with the wall through Florida temperature cycles and keep hairline cracks sealed against water intrusion.
What's the best time of year to paint exterior in Florida?
October through May is ideal in Central Florida. Lower humidity, less afternoon rain, and cooler temperatures give paint time to cure properly. We paint year-round though, and just build extra weather flex days into rainy season projects.
What if it rains during my project?
We watch the forecast closely and schedule around weather. If a surprise storm rolls in during a paint day, we stop, cover exposed sections, and resume when conditions are right. We never paint if there's a chance of rain within four hours.
Do you replace rotted wood?
Minor rot repair is included with every exterior project. If we find significant rot during prep, we walk you through the extent, show you photos, quote the additional work, and get your approval before doing anything extra. We never paint over rot to hide it.
What if I'm not happy with the exterior work?
Every exterior project comes with our satisfaction guarantee. If any part of the finish or application isn't right, we come back and make it right before the project is considered done.
Can you help with HOA color approvals?
